Cold Harbor Garden Apartments

Following several decades of wear and tear, the Cold Harbor Garden Apartment complex, located just outside of Richmond, Virginia, required a complete roof renovation.

The project was given to Al Child of Precision General Commercial Contractors, who wasted no time in calling Tidewater Roofing for a bid. Mr. Child had used Tidewater numerous times in the past and was consistently happy with their performance.

Additional bids were equally considered, but Tidewater Roofing’s outstanding reputation and its proposal to use the IB® flat roofing membrane (a superior product, exclusively available through Tidewater Roofing) made the decision a simple one.

Tidewater Roofing quickly went to work on what initially appeared to be an uncomplicated combination of flat and shingle roofing. However, the contractor soon faced a number of challenges.

Abandoned, closed-off ventilation systems, located on the roof of each of the complex’s 12 main buildings, needed restoring. To accomplish the time-consuming task, a build-out was required that would also call for a customized roof covering.

Additionally, Tidewater discovered that the gutter systems’ downspouts ran directly through the mansard section of each building’s roof — requiring a thorough cleanout of each drainage system, along with all new downspouting.

In consideration of Cold Harbor’s several hundred residents, Tidewater Roofing made it a point to construct special roof coverings over each entry way, and restrict its work to the daylight hours when most residents would be away at work.

Notified in advance of the additional requirements and given a timeline for completion, Precision General Commercial Contractors gladly approved the new renovation plans and Tidewater Roofing fulfilled its promise to provide Cold Harbor with a beautiful, functional new roofing and gutter system.
